Six Questions Your Pro One Janitorial Franchise Business Plan Must Answer

We developed this janitorial franchise business plan in Microsoft Word using our own research into the commercial cleaning industry and franchise operations. All six chapters are pre-populated with data specific to opening and operating a Pro One Janitorial franchise unit, including revenue projections that scale to over $1.1M by year five. The entire document is fully editable, allowing you to tailor every detail to your local market and financial situation.

Q1. What is the core business case?

The business case is to launch a Pro One Janitorial franchise unit in North Austin, Texas, a high-growth tech corridor. The unit will focus on securing recurring service contracts with Class A office buildings, tech companies, and outpatient medical facilities by offering specialized, premium cleaning services that competitors in the area do not provide.

Key Opportunity Highlights

  • Targeting the underserved North Austin/Domain tech and medical sectors.
  • Offering a differentiated 'High-Tech Hygiene' value proposition.
  • Building a recurring revenue model based on long-term service contracts.
[dynamic_pic9]

Q2. What does the franchise unit sell?

The unit sells a portfolio of premium, contract-based cleaning services. The core offering is Recurring Janitorial Contracts, supplemented by higher-margin services like Daytime Porter Services, Premium Sanitation for medical-grade needs, and project-based Deep Cleaning. This mix is designed to create stable, predictable revenue while capturing additional wallet share from key clients.

Core Service Offerings

  • Recurring Janitorial Contracts projected at $180,000 in the first year.
  • Daytime Porter Services to provide a visible, professional presence.
  • Premium Sanitation Services for specialized client environments.
[dynamic_pic10]

Q3. Who are the local customers?

The primary customer segments are commercial clients with high standards for cleanliness and professionalism. This includes software development firms in the North Austin tech corridor, outpatient medical clinics requiring specialized sanitation, and property management firms responsible for Class A office spaces that demand premium, reliable service providers.

Target Customer Segments

  • Software and tech companies in the North Austin/Domain area.
  • Outpatient clinics and non-hospital medical facilities.
  • Property managers of multi-tenant Class A office buildings.
[dynamic_pic11]

Q4. How will the unit acquire customers?

Customer acquisition will be driven by a direct B2B sales strategy focused on building relationships with local property management firms. This will be supported by targeted digital marketing campaigns aimed at decision-makers in the tech and medical sectors, plus active networking within the North Austin Chamber of Commerce and other professional organizations to generate qualified leads.

Customer Acquisition Channels

  • Direct sales and referral partnerships with property managers.
  • Targeted digital marketing to businesses in the Austin tech corridor.
  • B2B networking within local professional and industry groups.
[dynamic_pic12]

Q5. Who runs the unit and how is it staffed?

The franchise unit will be managed by the franchisee-owner, who will oversee sales, operations, and client relationships. The initial team will include one full-time Field Supervisor to manage service quality, two Cleaning Technicians, one Daytime Porter, and a part-time administrative and sales support role. The team is projected to grow to over 10 full-time employees by year five to support revenue growth.

Initial Staffing Plan

  • 1.0 FTE Field Supervisor ($52,000/year).
  • 2.0 FTE Cleaning Technicians ($27,000/year each).
  • 1.0 FTE Daytime Porter ($30,000/year).
[dynamic_pic13]

Q6. What are the key financial projections?

The financial plan projects first-year revenue of $443,000 with an EBITDA of $100,000. The unit is forecast to reach its breakeven point in April 2026, just four months after launch. With disciplined management of labor and supply costs, the initial investment is expected to be paid back within two years, which is defintely an attractive timeline for a service-based franchise.

Projected Financial Milestones

  • Year 1 Revenue: $443,000.
  • Year 1 EBITDA: $100,000.
  • Breakeven Date: April 2026 (4 months).
  • Years to Payback: 2 years.

Good Multipurpose Hub, Some Limits on Power Draw
I use this with a Dell Latitude 7430 with a 65W charger, and it works fine as a docking hub. The only problem I've encountered is when rebooting, the boot will pause with a warning message to tell me that the laptop may encounter reduced performance because it isn't able to receive the full 65 watts. I don't get that warning if I'm not running the power supply through the hub. Otherwise, if I just use the hub as a port extender everything is fine. It has a compact design and is reasonably lightweight. It would be ideal for travel. Like my other Anker hubs, it's well constructed and doesn't feel cheap although it's good value for money.

I don't know how I ever lived without it.
I'm very happy with this device. My laptop doesn't have an ethernet port and only has one USB-C SuperSpeed port, so I bought an ethernet to USB-C cable to connect my ethernet switch to the Anker and into my laptop's USB-C port, and it works great. I don't need a fast internet connection for the things I do, so my service is only a 50mbps symmetrical up/down connection, and that's what I get even while transferring files from my external between other devices, charging my phone, and using composite devices. I bought the Anker 100W Compact and Foldable USB C Charger for it and it charges my S24 extremely fast. It's very well built, yet super lightweight. I love the sleek, slender design. It's the perfect size to easily slide into a pocket, store in a desk drawer, or keep handy in a laptop case or backpack. Using it is easy. Just plug it into your computer and plug your devices into it. Just make sure you have a power supply for it if you're charging or powering other devices, using external storage, or running anything else that taxes USB power. I have had ZERO connectivity issues with it — no random disconnect/reconnect blips, no failed transfers for huge amounts of data that have taken up to 45 minutes, no static his or crackle when my headset is running through it... no problems at all. It's actually kind of spooky now that I think about it... I can't recall a time I've ever had a similar device that didn't have some nuance that got under my skin, like a loose connection, random disconnections, having to reinstall the drivers all the time, or having to troubleshoot just to get it connected for the first time. The most stress I've put it through was with my keyboard connected, ethernet running through it, my S24 charging and transferring about ~20gb of pictures and videos to my 2T external HD at the same time that my laptop was transferring about ~500gb of media and documents to the HD, too, and I was surprised by how warm it DIDN'T get. My only complaint is trivial and unique to my situation — I wish output cord was longer. About six inches would do. My laptop sits up on an adjustable stand that clamps to my desk, and the end where the output cord is hangs a few inches off of my desk. This puts extra stress on the USB-C port and can wear it out faster or damage it. I haven't had a use for the HDMI port yet, but I eventually will. I use all of the other ports for my work and personal devices, though. These include: a 2tb external hard drive; a Poly Blackwire 3320 Series headset; a dongle for a wireless mouse/keyboard combo or a wired keyboard and a dongle for a wireless mouse; my Galaxy S24 charges and transfers files through it super fast; I have several thumb drives ranging from 20gb to 512gb that I regularly use; I recently bought an RCA/S Video-to-USB converter to digitize old home movies I plug into it, too.

Anker wins again.
Worked well for usb hub but hdmi was not reliable. Disappointed because usually Anker products are good quality. UPDATE: Anker voluntarily offered a refund so my faith in Anker has been fully restored.

Perfect with a MacBook
The Anker USB C Hub works great with my MacBook Air. I paired it with the Anker 100W MacBook charger which plugs directly into the USB C Hub so I only have to plug in one cable like a true docking station. My Apple MagSafe charger stays in my briefcase so I always have a charger when I'm away from my desk. I also plug in my external monitor and an external hard drive. I highly recommend this product!

Great All-in-One Hub, With Few Limits
Style: 8 in 1 【2 HDMI + Ethernet】
This is a solid USB-C hub if you need to expand your laptop’s ports. It covers all the basics—dual HDMI, USB ports, Ethernet, and SD card slots—all in a compact design. Setup is plug-and-play, and it’s been reliable for everyday use. The dual monitor support is a big plus, but keep in mind on Mac, both screens will mirror instead of extend. Downsides: it can get a little warm with heavy use, and you’ll need your own power adapter to get full charging performance. Bottom line: Great value and functionality for most users—just know the limitations depending on your device.
